Building in Fate

Fate is almost entirely new construction, built out in master-planned sections over the last decade and still going.

That makes the work here predictable in one way and fussy in another. Predictable, because it's mostly first fences on similar lots. Fussy, because nearly every one of those neighborhoods has an HOA with written standards — height, picket style, stain color, and which side the finished face has to point.

We check those standards before quoting rather than after building. A fence that has to come back down because it faced the wrong way was not cheaper.

The ground

What's underneath.

Blackland prairie clay. It swells when it's wet and shrinks when it's dry, every year, and it takes whatever is set in it along for the ride. Footing depth is not a formality here — it's the difference between a fence that stands and one that leans by year six.

Anyone can set a post. The question is what happens to it.

Permits and HOAs

Requirements differ between cities, and again between a property inside city limits and one out in the county. We confirm what applies to your address during the scope and pull what's required — rather than guessing at it in advance.
