Building in Heath
Heath is larger lots and custom homes, much of it near the water, and the scale of the work reflects that. Longer runs, more elevation change across a single property, and finishes that have to match a house somebody designed on purpose.
Bigger lots also mean the fence usually isn't the whole job. Pergolas, covered outdoor kitchens and full patio builds are common here because there's room for them and the house was built expecting them.
Grade is the recurring problem. On an acre with real elevation change, a fence built straight across leaves gaps at the bottom and steps that look accidental. Racking it to follow the ground takes longer and is the only version worth having.
The ground
What's underneath.
Blackland prairie clay. It swells when it's wet and shrinks when it's dry, every year, and it takes whatever is set in it along for the ride. Footing depth is not a formality here — it's the difference between a fence that stands and one that leans by year six.
Anyone can set a post. The question is what happens to it.

Permits and HOAs
Requirements differ between cities, and again between a property inside city limits and one out in the county. We confirm what applies to your address during the scope and pull what's required — rather than guessing at it in advance.
